Own and let
Most people who buy at Harmonia are buying for a time that has not arrived yet, either for a parent who is still managing well or for themselves in ten years. The apartments are on sale now and residents move in by January 2027. The question is what the home does in between, and an empty flat is the only other answer.
Lancor has already decided that some homes here will be let rather than sold, and families are putting their names down to rent from January 2027. This page is for the other side of that: buying a home and letting it until you want to live in it yourself.

Step one
The apartments are selling at ₹50 Lakhs semi fitted and ₹55 Lakhs fully fitted, plus GST and registration. Move in by January 2027. RERA TNRERA/1/BLG/0299/2025.
Step two
Lancor has decided that a small number of homes here will be let rather than sold, and is already taking names from families who want to rent at Harmonia from January 2027. See the rental waiting list.
Step three
The home is yours throughout. When you want to live here, the tenancy ends on whatever terms it was signed on and you move into your own home.
They are managing well at home and the conversation is a few years away. The apartment is selling now, at this price, and it does not have to stand empty until the day they agree to move.
You are in your fifties and you can see the decade when this becomes the sensible place to be. Buying early is the cheap part. Leaving it locked for five years is the expensive part.
A family abroad wants a home here that is occupied, maintained and watched over by people on site, rather than a flat nobody opens.
We can tell you everything about the home, because it is the same home the families buying here are getting, and you can walk it this week. The price is published in full on the pricing page, with the taxes and the registration shown separately rather than folded in.
Lancor's part is the introduction, and that is the whole of it. The families who want to rent here come to Lancor first, there is a waiting list for January 2027 and there are names on it, and Lancor introduces a tenant to you. Everything after the introduction is between you and your tenant: the rent, the deposit, the length of the tenancy, the agreement itself and whatever has to be sorted out while somebody is living there. Lancor does not hold it, run it or stand behind it.
There is one real restriction and it is worth knowing before you buy for this reason. Harmonia is a senior living community, so your tenant has to qualify for senior living the same way a resident who buys here does. The minimum age Lancor set is 55. You cannot let it to whoever turns up, and Lancor is the one who confirms a tenant qualifies, so ask before you count on a particular person.
Which is why we cannot tell you what your home would let for, and will not guess at it. You will agree that with your tenant, not with Lancor, and it will be worth whatever Sriperumbudur is paying on the day you let it. Nobody can promise you a tenant by a particular month either. What exists today is a waiting list and the names already on it.
Nothing on this page is an offer of a return, and nobody at Lancor has promised one. There is no fixed rent and no promise of income here. If that is what you are looking for, this is not it.
₹50 Lakhs semi fitted, or ₹55 Lakhs fully fitted, plus GST and registration.
₹13 per sq ft on SBA, for 18 months, paid before possession.
Letting a home carries its own costs and they are yours, not Lancor's. We will not put a figure on them for you.
