Prices are indicative starting prices and vary by unit, floor and facing. What each price excludes is stated against it.
₹13 per sq ft on SBA, for 18 months, paid before possession. Everything it covers is listed below.
Payment plan: 10% on booking, 25% on signing the agreement, then linked to construction (foundation, each roof slab, brickwork and finishing) to 2% on handover. Registration once 90% is received.
One-time charges cover: Infrastructure, sports and recreation, electricity deposits and connection, and legal and documentation charges. Villas also include a one-time medical enrollment.

What the maintenance covers
Most communities quote a maintenance figure and leave you to find out later what sits outside it. Here is the whole list.
Residents use all of these, and keeping them running is inside the same ₹13 per sq ft. There is no separate club fee, no per-use charge and no annual membership on top.
We think you should compare us properly, so here is the market as it stands. At the larger branded senior living communities around Chennai, entry prices tend to sit higher: Ashiana Swarang from about Rs 87 Lakhs, Ashiana Vatsalya from Rs 75 Lakhs, Arun Excello Ziva from Rs 66 Lakhs. Harmonia Pavilion starts at Rs 49 Lakhs for a 2 BHK, with Harmonia villas from Rs 88 Lakhs.
Price is only half of it. Harmonia is a functioning community you can visit and move into, not a launch you wait years to see finished. Ask any community you are considering for their all-inclusive price, their maintenance per square foot, what that maintenance covers, and when you can actually move in. If they will not tell you, that is itself an answer.
