Are there retirement homes inside Chennai city?
Very few, and none at this size. Land inside the city is priced for apartment blocks, not for a community with a clinic, a dining hall and open ground around it, so most senior living near Chennai sits 30 to 50 km out. Harmonia Pavilion is at Ramapuram, Sriperumbudur, 40 km from the city on NH 48, about an hour from most of Chennai.
What do apartments for senior citizens cost near Chennai?
At Harmonia Pavilion, ₹50 Lakhs semi fitted and ₹55 Lakhs fully fitted for a 2 BHK, semi fitted or fully fitted home of 816 to 993 sq ft, plus GST and registration. What does the monthly maintenance cover?
₹13 per sq ft a month covers manned security, daily housekeeping inside your home, the on-site doctor, nurse and ambulance, routine vitals and the medical room, tie-ups with a laboratory, a pharmacy and a hospital, an electrician and a plumber on call, the common-area electricity and landscaping, the annual contracts on the community's equipment, and the daily shuttle to Sriperumbudur. Use of the club house, pool, gym, tennis and badminton courts, temple and multipurpose hall sits inside the same figure: there is no separate club fee and no per-use charge.
Is Harmonia Pavilion a gated community?
Yes, and a cross-generational one. The gates, the manned security and the senior-friendly design are there, with grab bars, anti-skid flooring and emergency buzzers in the homes. What it is not is a seniors-only enclave: families of every age live inside the same township, which is the difference between a neighbourhood and a facility.
Is there medical care on the site itself?
A medical centre run by geriatric care professionals, with an in-house doctor, a nurse, emergency support and an ambulance kept on site for hospital transfers. There is a fully equipped physiotherapy department, not a physiotherapist who visits. Saveetha Medical College and Hospital is about 10 km away.
What if a parent needs nursing care later?
Worth saying plainly rather than letting a family find out: Harmonia is not a nursing facility. Residents run their own homes, hold their own keys and cook or eat in the dining hall as they choose. A doctor, a nurse, an ambulance and a physiotherapy department are on site, and there are tie-ups with a laboratory, a pharmacy and a hospital. Round-the-clock nursing for someone who cannot live independently is not what this community provides.
Can we see it before deciding?
You will not settle this from a website, and we would rather you did not try. Come and walk the villa street, eat in the dining hall, see the clinic, and talk to the families already living here without us standing over you. Lancor picks you up and drops you back. The stay is complimentary. The food is complimentary. Pick-up from Chennai can be arranged.
Is the project registered with TNRERA?
Yes. Harmonia Pavilion is registered as TNRERA/1/BLG/0299/2025, and the registration is verifiable at rera.tn.gov.in. The RERA completion date is December 2030. Move in by January 2027, which is almost four years ahead of the date Lancor committed to.
What is the difference between the two prices?
Fully fitted, at ₹55 Lakhs, means the home is ready to live in: modular wardrobes in both bedrooms, a kitchenette with induction stove, microwave and mini fridge, a breakfast table, air conditioning, a TV, furniture and curtains. The semi fitted home at ₹50 Lakhs is the same 2 BHK with less installed, and Lancor has not yet given us that schedule; ask the sales team for both before you book. Both prices are plus GST and registration.
Who is allowed to live at Harmonia Pavilion?
Harmonia Pavilion in Sriperumbudur, near Chennai, is a senior living community, so residents have to qualify for senior living. Lancor set the minimum age at 55. It is not an old age home and it is not a care facility: residents buy their home and run it themselves. The same rule applies to a tenant if an owner lets their home, and Lancor confirm each resident and each tenant themselves, so ask them about your own family's situation.
